Carlos Cedeno, the township's former fair-housing officer, and a building inspector recalled a recent case. Twenty people were crammed into a rat-infested home where there was no electricity. Rent for the dank Ridge Avenue home was $4,700 a month. "People were walking around with candles," Cedeno said Wednesday. ([color="Blue"]I'm sure the jew landlord laughed himself silly every day making a mint off a bunch of wortless mexishits)The anecdote foreshadowed the discussion that would soon be taking place at the municipal building, where residents, landlords and township officials gathered to examine landlord and tenant regulations. The seminar was organized by the Community Legal Coalition, a group created by Lakewood attorney Samuel Z. Brown. The coalition, which focuses on providing legal advice on various issues, hosted the seminar to provide people with a better understanding of landlord-tenant law. "A landlord and tenant situation can usually be alleviated if both parties are a little wiser," Brown told the approximately 20 people assembled. But while various aspects of tenant-landlord law were discussed during the meeting, the conversation soon turned to over crowding and quality-of-life concerns. It's an issue that crops up time and time again in Lakewood, where a lack of affordable housing and a large day-laborer population creates a host of challenges. Resident Diane Reaves contends homes in her neighborhood are run-down and overcrowded with illegal immigrants. She says landlords are negligent and contributing to the overall erosion in quality of life. At the meeting, Reaves wanted to know whether landlords are responsible for determining the legal status of their tenants. "[color="Red"]Isn't it a federal offense to harbor illegal aliens?" Reaves asked.Brown responded: "A landlord does not have the legal responsibility to determine the legal status of a tenant." ([color="Magenta"]As Pastor Bob Jones would say "The jew laughs and laughs and laughs") The exchange opened the door to the issue of overcrowded, dilapidated homes in the community. The township's crackdown on quality-of-life concerns gained momentum last year as complaints accumulated from residents upset about neighboring properties. The crackdown has rankled some landlords, who are angry about receiving fines from building inspectors, issuing citations for violations such as overcrowding and cars parked on the grass. Mordy Eichorn, a Lakewood landlord, said tenants should be responsible for following township ordinances and be fined for violations. Landlords can't monitor a tenant's parking habits, he said. "What are we supposed to do?" Eichorn said. (hmm, what should a jew landlord do?) Ed Arajo, a township building inspector, noted that landlords often are aware of infractions, but do nothing. Arajo cited an example of a landlord charging a person $300 a month to sleep in the closet of an overcrowded home. "It's his property. He's responsible," Arajo said. A group of more than 40 landlords (JEWS) has filed a lawsuit against the township, arguing that the township is being unfair in how it enforces its quality-of-life regulations. Township officials, however, say the landlords are simply trying to avoid the fines. ([color="magenta"]again, here are jews suing a town, because they want to run the place into the ground, not spending one red cent on maintaining any of these properties) Cedeno says landlords would be better served working more closely with township officials and keeping closer tabs on what's happening at their properties. Cedeno, who is in the midst of launching his own agency aimed at resolving disputes between landlords and tenants, says a lack of affordable housing in Lakewood is the cause of the overcrowding crisis.
