Tenants segregated by religion, color, charges state

LAKEWOOD — Federal authorities have charged a local realty company with giving preferential treatment to Orthodox Jewish tenants, to the detriment of non-Jewish Hispanic and African-American residents living in a local apartment complex.
[color="Red"]The U.S. Department of Housing and Urban Development alleges that Triple H. Realty LLC, and two others — managing agent Harry Kantor and former onsite supervisor Vincent Ortiz — violated the Fair Housing Act by trying to segregate tenants based on religion, race, color and national origin at the Cottage Manor Apartments.
Specifically, they are charged with trying to move non-Jewish residents out of better-kept apartment buildings intended for Orthodox Jewish tenants — tenants they believed "did not mix well with other minorities," according to HUD.

Non-Jewish tenants also allegedly received inferior maintenance service and upkeep of their property, [color="red"]were charged higher rents and denied privileges granted to Orthodox Jewish residents.
"[color="red"]I'm surprised and not surprised," said Jim Waters, former head of the [color="red"]Lakewood branch of the National Association for the Advancement of Colored People. "I think this problem has existed for a long, long time."
Cottage Manor Apartments is a six-building, 104-unit garden complex located on Woehr Avenue. It is owned by Triple H. Realty, which is located at 227 Woehr Ave.
The majority of the allegations laid out in a June HUD document refer to incidents between 2002 and 2004.
In January 2002, Kantor [color="red"]started recruiting Orthodox Jews to fill vacancies after a housing assistance payments contract with the Lakewood Housing Authority was terminated, according to HUD.
Kantor claims that Jewish tenants moving in expressed concerns that they did not mix well with non-Jewish families, HUD documents indicate. To accommodate the new tenants, [color="red"][color="Blue"]Hispanics and African-Americans already residing at the complex were asked to move to a building in the rear of the complex, according to HUD.
Three complainants say they refused, and were retaliated against.
One tenant claims that about three months after she refused to leave her apartment, her gas supply was shut off.
Another couple was allegedly threatened with non-renewal of their lease when they decided to stay in their apartment, according to a HUD document. Management signed the lease after the Hispanic couple contacted HUD in June 2004, the allegation states.
The HUD investigation began that same month, after the couple filed verified complaints with the federal organization.
In the course of that investigation, HUD says it learned that non-Jewish tenants were charged higher rents than Orthodox Jewish tenants.
In August 2004, five Jewish families were paying between $700 and $850 for two-bedroom apartments, while two non-Jewish couples were each charged $976 for their two-bedroom units, according to HUD.
Also among the allegations are that non-Jewish tenants received inadequate extermination and maintenance services, their lawns were poorly cared for and they were prohibited from leaving personal possessions on those lawns.
Jewish tenants, by contrast, allegedly reported no problems with maintenance and extermination services. The majority of the Jewish tenants occupied one front building, and HUD states that the lawn in front of that building was well-manicured with green grass and a white picket fence. The Jewish tenants were also permitted to leave personal belongings on the lawn without fear of being confiscated, HUD alleges.
Triple H. Realty and Kantor deny the discrimination allegations, a HUD document asserts. The choice to reach out to the Orthodox Jewish community was "strictly a business decision," they claim. Further, Kantor stated that neither he nor his employees refused to sign the complainants' lease. He also claims that he let Jewish residents put up two poles connected by a string on their lawn because they are part of a religious rite, HUD asserts.
Lawn furniture and childrens' toys were also left on the lawn, HUD reported.
Ortiz indicated that residents were indeed asked to leave two apartment buildings, but that no one was forced to move.
Neither Kantor nor Ortiz could be reached for comment.
"It's an interesting case," Bryan Greene, HUD Deputy Assistant Secretary for Fair Housing and Equal Opportunity, said. "You don't see too many of these cases that allege religious discrimination."
Greene did not know of any previous discrimination allegations against the company or the employees, nor of any similar incidents in Lakewood.
Housing discrimination charges can be heard before either a HUD administrative law judge or a federal district judge.
If the case is heard before an administrative law judge, the maximum civil penalty is $11,000 for a first offense, in addition to actual damages for each complainant and attorneys' fees.
A federal district court allows for a jury trial, and punitive damages can be imposed. There is no limit to how much can be awarded, Greene said.
The firm, Kantor and Ortiz have until late July to decide where the charges will be heard. If the charges are heard before an administrative law judge, Greene said an initial hearing has been set for Sept. 26.

The observer is a small local rag in Toms River, they're off the "jewdar" so they print alot of stuff without Big Jew beating down on them.

Pretty twisty stuff.
If you follow this story closely enough, and find some of the finer details, I bet it will turn out they were doing something like this: allowing the least violent or jew-aware types(Koreans, brahman indians, what have you ) to live near them in small numbers, acting as buffers. No doubt they were keeping most of the blacks and mexicans at a safe distance. The article almost comes out and says that.
Something tells me muslims would also be difficult to find around those buildings.
Media-savvy muslims, especially Palestinians, had best not let the NAACP get ahead of them on this one.

Jews may be the undisputed power up there in Lakewood, but it's still inside the USA and the kikes can't send helicopters to rocket your home. Yet.
